AMS

Asset management refers to systematic approach to the governance and realization of value from the things that a group or entity is responsible for, over their whole life cycles. It may apply both to tangible assets (physical objects such as buildings or equipment) and to intangible assets (such as human capital, intellectual property, goodwill and/or financial assets). Asset management is a systematic process of developing, operating, maintaining, upgrading, and disposing of assets in the most cost-effective manner (including all costs, risks and performance attributes).

Term Asset Management System (AMS) has two main meanings in the local government context: Software designed to help an organisation manage its assets. A management system for asset management whose function is to establish the asset management policy and asset management objectives. The first meaning has been used for some time. The second meaning was introduced by ISO 55000, and is roughly equivalent in meaning to Asset Management Framework. RPM

Routine Planned Maintenance includes inspections, cleaning, water treatment, adjustment, and overhaul. The frequency at which these should be made is normally given in the manufacturers' manuals, but these are average values that are best modified by the actual site conditions and in the light of operating experience.

Many operators overlook the long-term benefits of short-term thinking about facility care. Without proper planning, small problems can be overlooked until they become bigger issues. Planning for and spreading our maintenance and repairs throughout the year means you are less likely to experience a disruption at the wrong time. Identifying and prioritizing annual maintenance initiatives is a simple task that can be easily outlined with the right information.

Once you have your maintenance plan in place and have a consistent process for identifying and addressing issues that are likely to arise, you can set a budget to address those needs. Remember, maintenance and repairs to items that are critical to the life-safety functions of the facility should always be completed by a competent party and major additions and renovations require a commissioning inspection. Start by outlining an initial 3-year plan and make sure to review and revise your plan based on the outcomes of each year. Tree Safety

Tree Health- It may be obvious to some people if a tree is dead but it is surprising how often people just don’t look up. It is often when we inspect a tree and will point out that the top of the tree is dead or dying and often the mid and lower canopy may look ok. This observation often comes with great surprise by the tree owner. This is easier to overlook in a confined space as viewing the whole tree is more difficult from in close. This is why it can be a good idea to have your assets inspected for their appearance, health and structure. This often only occurs when the tree owner /manager notices the tree doesn’t look well. There may be obvious reasons why the tree is declining or it can be very difficult to determine the reasons at times.

Local, experiential knowledge of an area that might help reduce the risk of tree related incidents, includes not just knowledge needed to assess the hazards around a campsite, but also knowledge of the surrounding area. (Some of this knowledge can be ‘corporate’ knowledge, communicated to leaders as needed, but personal local experience seems important3). There might be alternative sites or locations, where the trees are spaced differently, are younger, or of different species. There might be large clearings beyond the reach of the tallest trees, or areas of woodland with many clearings. There might be sites where logs on the ground, rocks, a tree leaning away from the tent, or road cuttings offer a measure of physical protection. There might be thickets in the lee of which wind will not be a problem. There might be local circumstances, such as the build up of ice (rime) on leaves leading to widespread failures. There might be an escape route for circumstances where forecast wind speeds exceed the threshold decided by the leader, although the latter might be less straightforward than, say, river level thresholds applied to river trips, because escape might expose a group to risks of trees falling across a track or road. Knowledge of sheltered locations, including stands of trees likely to withstand high winds (for example snow gums can be very wind tolerant), or an area clear of trees (such as a logging coupe) might form part of the plan.

Procurement is used to ensure the buyer receives goods, services, or works at the best possible price when aspects such as quality, quantity, time, and location are compared. Corporations and public bodies often define processes intended to promote fair and open competition for their business while minimizing risks such as exposure to fraud and collusion. Almost all purchasing decisions include factors such as delivery and handling, marginal benefit, and price fluctuations. Procurement generally involves making buying decisions under conditions of scarcity. If sound data is available, it is good practice to make use of economic analysis methods such as cost-benefit analysis or cost-utility analysis.

The Portable “porta” cabin that most people are familiar with for example can be lifted from one location and placed in a new one without any dis-assembling – making them a very portable building. Demountable buildings are fast and easy to transport. They are packed and loaded before being transported to their final destination in individual parts, often they can be transported on just the one lorry which makes them very easy and affordable to move around.

Asbestos

Asbestos means the asbestiform varieties of mineral silicates belonging to the serpentine or amphibole groups of rock forming minerals, including actinolite asbestos, grunerite (or amosite) asbestos (brown), anthophyllite asbestos, chrysotile asbestos (white), crocidolite asbestos (blue) and tremolite asbestos or a mixture of any of these. Asbestos containing material (ACM) means any material or thing that, as part of its design, contains asbestos.

An asbestos removalist must consult with persons that may be affected by the asbestos removal work, as well as other responsible persons at the workplace, to eliminate or minimise the exposure to the risks associated with asbestos, for example site management or the project manager, workers, health and safety representatives, contractors, building occupants and others. This also includes speaking with neighbours and other businesses where the asbestos removal work is occurring at domestic premises.
